THE FLOOR TO THE LUXURY REAL-ESTATE EXPERTS

FORTE DEI MARMI, SUMMER 2025: ON THE BRINK OF A BOOM

We have returned once again to Forte dei Marmi to visit successful real-estate professionals and builders Sergey Bashkyrtsev and Fabrizio Zanetti at their splendid, luxurious headquarters. Once again, we enjoyed discussing the rich and varied world of luxury real estate, putting questions to both of them in an engaging exchange on subjects closely connected with our beautiful Forte dei Marmi.

Fabrizio Zanetti, Forte dei Marmi is preparing for a particularly promising summer. What are the main signs of this growth?

Forte dei Marmi is experiencing extraordinary growth in both the real-estate and tourism markets. Recent analyses show a 9.6% increase in average sale prices, driven by rising demand, which now places them above €10,065 per square metre. In the most exclusive areas, such as Roma Imperiale and the historic centre, property values reach as much as €23,000 per square metre, with peaks of up to €35,000 for new-build properties and prestigious villas. This is a steady trend confirmed every year by the growing interest of a highly select international clientele, who see Forte dei Marmi not only as a holiday destination, but also as an ideal location for sound, profitable real-estate investments.

Sergey Bashkyrtsev, from a real-estate perspective, what types of property are currently in greatest demand?

I mainly work with an extremely select and wealthy clientele: individuals whose fortunes rank among the top one hundred in the world, often mentioned in the rankings published by the business magazine Forbes. In Forte dei Marmi, we are seeing increasingly strong and sustained demand for exclusive properties capable of meeting the high expectations of this elite segment of international clients. They are looking for villas equipped with every comfort: swimming pools, wellness areas, gardens designed by internationally renowned architects, and advanced security and home-automation systems.

Zanetti, what role do sustainability and technology play in new construction in Forte dei Marmi?

Environmental sustainability is now a fundamental requirement in high-end new construction. We design and build villas that combine luxury with respect for the environment, incorporating solutions such as photovoltaic panels, geothermal systems, advanced thermal insulation and rainwater-recovery systems. Technology enables us to offer energy-efficient, comfortable properties that are also respectful of the environment. These features attract environmentally conscious clients, who appreciate modern homes capable of providing maximum comfort with minimal environmental impact.

Bashkyrtsev, what are the tourism trends for summer 2025?

We are seeing a significant increase in foreign tourists, particularly from the United Kingdom, the Netherlands, Germany and the United States. These visitors choose Forte dei Marmi for the exclusivity, security and privacy that the resort can guarantee. I often like to emphasise that we owe part of this international success to Andrea Bocelli, a true ambassador for our region around the world. Through his global fame, he has contributed greatly to promoting Forte dei Marmi’s elegant and refined image. The resort is perfectly able to meet the expectations of a sophisticated international clientele, offering personalised experiences and highly qualified services ranging from luxury hospitality and gourmet dining to exclusive concierge services.

Zanetti, how is Forte dei Marmi responding to demand for exclusive experiences?

Forte dei Marmi has always been a symbol of exclusivity and luxury. Establishments such as Twiga and Augustus are now well known for their exceptionally high daily rates and their ability to attract a highly select clientele from all over the world. The hotel and restaurant sector is experiencing a period of strong dynamism, with major investments aimed at further enriching the offering through exclusive services such as private spas, members-only beach clubs and high-level culinary offerings prepared by Michelin-starred chefs.

Bashkyrtsev, what are your specific forecasts for July and August?

July and August represent the peak of the season, and this year we expect demand to rise further, both for short-term rentals and for prestigious property sales. Forte dei Marmi remains a privileged destination, recognised for its ability to guarantee security, discretion and absolute quality—features that attract an increasing number of high-end investors and tourists. During the winter, we secured exclusive mandates for extraordinary residences and unique, highly prestigious properties that can be purchased only through our agency. In addition, in collaboration with Studio Vitaloni, we have developed three new projects for three individual villas with swimming pools, representing important new opportunities on the local property market.

Zanetti, how are your construction sites currently progressing?

Our construction sites are currently extremely active not only in Forte dei Marmi, but also on the Costa Smeralda and in Saturnia. We receive daily enquiries from an international clientele that is increasingly demanding and attentive to the projects’ smallest technical, aesthetic and functional details.

Over the years, we have specialised in managing projects “remotely”…

What does that involve?

Most of our clients do not live locally; they are often on other continents. Thanks to our structure and organisation, however, they are able to follow the progress of the work precisely and in detail. We have invested heavily to enable our clients to experience the construction process without being physically present; in many cases, they do not even need to travel to the site themselves. We can make every stage of the construction process for their villa completely clear and transparent, wherever they may be in the world.

Being organised to operate remotely using advanced technologies is by no means simple, and not every construction company has the necessary expertise.

Organisation and advanced remote technologies: what do you mean?

To manage international projects effectively, it is essential to speak several languages fluently and to produce detailed, clear explanatory materials on a regular basis: professional photographs, high-definition videos, drone footage and realistic renderings.

All of this enables clients to understand and assess every aspect of the project, making informed and timely decisions even when they are thousands of kilometres away.

Over time, we have successfully completed numerous villas using this system, demonstrating considerable organisational and logistical capabilities.

And in these cases, do you handle every stage?

As general contractor, we manage every stage of the work directly and in full: from demolishing the existing buildings to complete reconstruction, including high-quality features such as swimming pools and gardens, right through to the interior furnishing, taking care of every last detail.

Our primary objective is always to respect the agreed schedule and the exceptionally high quality standards that our international clientele expects and deserves.

Bashkyrtsev, finally, what makes Forte dei Marmi such an attractive destination?

Forte dei Marmi uniquely combines exclusivity, technological innovation, a commitment to sustainability and highly personalised, top-level services. This combination is establishing the resort as an essential destination for a demanding and sophisticated international clientele, while offering extraordinary opportunities for the local property and tourism markets.

“I would like to add,” Zanetti tells us, “that this particular moment represents an ideal opportunity for companies like ours, allowing us to further highlight our specialist expertise and innovative approach, and thus successfully respond to the expectations of an increasingly select and knowledgeable international clientele.”
