We may process identity and contact details, enquiry content, property preferences, properties saved to a selection, information supplied through forms and conversations with the Maria AI assistant, and technical data strictly required for site operation and security.

We do not ask for special-category personal data. Please do not include it in forms or conversations.

We process data to:

• answer property, valuation, sale, appointment and service enquiries, and take pre-contractual steps requested by you;
• create and share a property selection requested by the client;
• manage security, abuse prevention, technical continuity and legal claims on the basis of the controller’s legitimate interests;
• comply with legal obligations and authority requests;
• send any promotional communications only where an appropriate legal basis exists, including consent where required.

Maria is an artificial-intelligence virtual assistant. Messages are processed server-side to generate a response and, when requested by the user, prepare a contact enquiry. The service uses OpenAI as a technology provider; property facts remain constrained to the normalized catalogue and controlled site tools.

Do not submit sensitive or unnecessary information. A Real Estate Advisor professional always handles contractual decisions and final assessments.

Data may be accessible to authorised staff, appointed advisers and providers required for hosting, databases, email, security and artificial-intelligence services. It may also be disclosed to professionals or authorities where required by law. Personal data is not sold.

Where a provider processes data outside the European Economic Area, the transfer relies on a GDPR-recognised legal basis and appropriate safeguards where required.

Enquiry and client-relationship data is kept for the time needed to manage the contact and any pre-contractual or contractual relationship, and afterwards for periods required by law or needed to protect legal rights. Technical and security logs are retained for periods proportionate to their purpose. Cookie choices are kept for no more than six months unless renewed or changed.

You may request access, rectification, erasure, restriction, portability and objection, and withdraw consent at any time without affecting earlier lawful processing.
